WATCH THE DAYBREAK BASEMENT TRANSFORMATION

Turning an Unfinished Daybreak Basement Into a Place to Gather

The homeowners wanted a basement where family and friends could gather, watch a movie, grab a drink at the bar, or stay overnight without the lower level feeling disconnected from the rest of the home.

RemodelCo finished the basement from framing and electrical to the final details, creating a kitchenette, a basement home theater area, a bedroom, an upgraded bathroom, custom accent walls, and one especially memorable tiki-inspired corner.

The project also included removing a load-bearing wall and re-supporting the structure with a new concrete footer per the engineer's report, helping create the more open layout the finished basement needed.

The Contractor Had Already Been Put to the Test

Jason first found RemodelCo (back when it was still called HandymanCo) online for smaller projects. Before hiring anyone to finish his basement, he tried several contractors, including people he already knew personally, to complete smaller projects to see which contractor he could count on. RemodelCo completed three smaller projects for him first.

What stood out with RemodelCo was that they showed up when promised, communicated clearly, followed through, and completed quality work. After experiencing delays and missed days with other contractors, Jason chose RemodelCo for the much largerbasement finish. He knew he could have found a cheaper contractor. For him, reliability mattered more than choosing the lowest bid.

FAQs About Basement Finishing in South Jordan

How much does it cost to finish a basement in South Jordan, Utah?expand_more

Basement finishing costs depend on the size of the space, layout, number of bedrooms and bathrooms, and features like a kitchenette, wet bar, custom tile, or theater area. As a planning guide, RemodelCo typically sees basement finishes around $55,000–$75,000 for a more straightforward finish, $75,000–$100,000 for a mid-range project, and $115,000+ for larger or higher-end basements.

This basement finish in the Daybreak community was completed for $73,000 and included a bedroom, upgraded bathroom, kitchenette and island, entertainment space, custom finishes, and structural work. Final pricing for any basement is determined after the scope, measurements, design decisions, and material selections are finalized.

How long does it take to finish a basement?expand_more

A full basement finish often takes around two months of construction, although the schedule depends on the size and complexity of the project, inspections, material selections, trade availability, and structural work.

For this Daybreak project, construction started on December 23, 2025, and was completed on February 25, 2026—just over two months and several days ahead of the original March 1 estimated completion date.

Do you need a permit to finish a basement in South Jordan?expand_more

Yes. South Jordan requires building permits and plans for basement finishing and residential remodeling projects. The exact requirements depend on the work being completed, including structural, electrical, plumbing, and mechanical changes.

RemodelCo coordinates permitting and, when necessary, works with an engineering partner as part of the pre-construction process. For this project, engineering was required to remove a load-bearing wall and re-support the structure with a new concrete footer.

Does a basement bedroom need an egress window in South Jordan?expand_more

Yes. Under the residential code currently used by South Jordan, basement sleeping rooms require an emergency escape and rescue opening that meets applicable code requirements.

Because window size, opening dimensions, sill height, and window-well requirements are governed by current building codes, those details should be evaluated for the specific home during basement planning rather than assumed based on an existing window.

How much value can a finished basement add to a home?expand_more

A finished basement can add valuable usable living space and make a home more functional for future buyers, but there isn't a percentage or dollar amount that applies to every South Jordan home. The return depends on the home's value, neighborhood, finish quality, layout, and the usefulness of the added spaces.

Features such as bedrooms, bathrooms, family rooms, entertainment spaces, and kitchenettes can make previously unfinished square footage much more useful. RemodelCo approaches basement finishing as an opportunity to make the lower level feel like a natural extension of the home rather than simply adding finished square footage.
